BRIDGE LENDING PROGRAM
We have an association with a real estate bridge lender which is dedicated to helping borrowers with their short term capital needs. I act as a finder and am also an active investor in the loans. We look for projects which need to overcome a financial hurdle in order to qualify for conventional financing or for projects which can be acquired at significant discounts and then re-positioned for conventional financing. We can fund deals in as little as 2 weeks from the submission of a complete file on the condition that an acceptable, recent, MAI appraisal is available.

Asset Classes
We will consider all real estate asset classes, however, we specialize in
income producing, commercial properties with a construction or rehabilitation
element which, upon completion, will reposition the project to qualify for conventional
exit financing.

Bridge Lending Criteria

We employ the following general underwriting criteria to the bridge
lending program.

Loan Amount: $500,000 - $5,000,000
Term: 6 months
Extension: 6 month extension for 2% fee.
Security: 1st Priority Deeds of Trust ONLY
Geographic Focus: Western United States
LTV: Up to 60% of current market value
Prepayment Fee: 6 months of interest
Origination Fee: 10%
Interest Rate: 14% - 18%
Payment: Interest must be paid current or reserved.
Good Faith Deposit: $10,000
